A conservatory in Malta has the opposite problem to one in northern Europe. Nobody here needs help trapping heat; the whole design question is how to enjoy a glazed room in July without it becoming unusable for four months of the year.

That makes glass specification, shading and ventilation the decisions that matter, and they are decisions rather than extras. A conservatory that is beautiful in March and abandoned in August has not been designed, it has been assembled.

Conservatories are priced from the design, not from a rate. The cost is dominated by the glazing specification and the structure it needs, and both follow from where the room faces and how you want to use it in summer.

We do not publish a rate for this one. It is not priced per square metre in any way that would survive contact with a real property, and a number we cannot stand behind is worse than no number. It is quoted after the survey, itemised, before anything starts.

Questions people ask

Will it be usable in August?
Only if it is designed to be. That means solar-control glazing, real shading and a ventilation strategy — and it is much cheaper to specify at the start than to retrofit into a finished room.
Do I need planning permission?
Usually, because it changes the footprint or the elevation. It is a Planning Authority question established at survey, and it is worth resolving before any design work is paid for.
Can you enclose an existing terrace?
Often, and it is a common Maltese project. The questions are what the existing slab and parapet will carry, and what permission allows on that elevation.
