Almost everything that makes lighting good is decided before the walls are closed: the circuits, the switching, whether a ceiling is dropped and where the drivers live. What you buy at the end — the fittings — is the part with the least effect on how a room actually feels.

Automation has the same shape. Retrofitting a control system into a finished property is possible and it is always more expensive and less complete than running it at first fix, when the cable is going in anyway.

What it costs

There is no honest per-square-metre rate for this. Two identical apartments can differ several times over on the same floor area depending on how much is controlled and how.

We do not publish a rate for this one. It is not priced per square metre in any way that would survive contact with a real property, and a number we cannot stand behind is worse than no number. It is quoted after the survey, itemised, before anything starts.

How it works

Questions people ask

Can automation be added later?

Some of it, yes — wireless systems exist and they work. But the good version runs on cable that goes in at first fix, and retrofitting into finished walls costs more for a less complete result. If you think you might want it, say so before first fix even if you do not commit.

Is lighting part of the electrical work?

The installation is. The design — how many circuits, what is switched with what, where the light actually falls — is a separate discipline, and it is the part that decides whether a room works.

Do I have to choose the fittings early?

Not the fittings themselves, but the positions and circuits yes. A fitting can be swapped at the end; a missing circuit cannot.
